Monster Lobsters – How To Find Them?

Always start with the safety first school of thought and plan your dive out ahead of time. Then stick to your plan. Monster lobster have a plan of staying safe and so should you. Check your gear and the local dive shops for diving conditions.

Occasionally, you can dive across a monster lobster in a good visibility situation, but more often you will bag these monsters in very low visibility. Check areas with deep crevices and ledges to hide in. Usually about 10 to 30 feet, but this 10 to 30 feet is in low to no visibility with high surge and currents.

I have found monster lobsters under ledges with sleeping nurse sharks. The biggest one I came across was at 0 to 5 feet vision, with medium surge, in a depth of 25 feet, and an off shore swim of about 175 yards. The tools required are your hands, a bag, a tickler stick, and an extra set of hands.

When you come across a lobster hiding in a hole, if you can’t get your hand in there to pull him out, you put the tickle stick under his tail and tickle him out. He will start moving forward and then once you get him, hang on. They tend to get angry and beat you with their tails. Be gentle but firm as to not break off the legs, these are the sweet meat.

Lobsters live in rocky areas and artificial reefs where there is an ample food supply and an easy route to deeper water for upcoming storms. They choose low visibility areas to avoid sight predators and prefer deep holes and deeper ledges.

The Spiny Lobster varies from the Maine Lobster and is quite different. They seem more rugged, quicker, and more intelligent. Maybe it is due to the water temperature that keeps them hopping. The biggest similarity is they both taste good.

Diving the ares where the monster Spiny Lobster live is not for the beginning diver. It generally involves a shore dive with limited to no visibility, light to heavy surge, and rocky, natural ledges and outcroppings.

If you don’t mind the sharks at Sebastian Inlet, heavy surge and strong currents, the most famous site is Monster Hole. Many divers have bagged the big ones here. Wabasso Beach in Vero Beach will bring a few less sharks and a lot less current. If you take some time here you can bring home a monster.

Spiny monster lobsters live throughout the Florida coast and the Caribbean. There is a limited season to dive for these beauties. From April first to August fifth except for Sport Season which is the last consecutive Wednesday and Thursday in July each year. Sport Season is special because you get to bag more than the usual daily limit of six per person per day, but may vary from year to year.

Monster Lobster are an adventure to find. Enjoy the dive, stay with your buddy, and make a planned dive and stick to your plan. Bring home your own monster lobster.

Florida Fishing – The Treasure Coast

The treasure Coast is on the the east coast of Florida.Roughly south to Stuart and North to Vero Beach. The intercoastal waterway,Which includes all of the Indian River Lagoon,runs north from Stuart Florida,approximately 150 miles.Hutchinson Island is the barrier island that separates The ocean from the intercoastal waterway. The Fort Pierce Inlet divides the Island into north and south.

Some of the best fishing sites in Florida are on the treasure coast. The reason is that there are so many types of Fishing you can enjoy here. Because of the barrier islands,it”s unique ecosystem makes the Indian River Lagoon the most ecological diverse waterway in all of North America. No where else can you find more species of fish,crustations,mammals,and plant life than on Floridas Treasure Coast.

Enjoy the following types of fishing at any given time.

1. Offshore – Stuart is the Sailfish capitol of the world.If you like big game fish this is the place. Also dolphin, king fish, wahoo, and barracuda, the list goes on and on for great offshore sport fishing.

2. Inshore fishing – The Indian River Lagoon-Known for it”s wide variety of fish. You will want to target just one or two,depending on the time of day and season. I can”t list them all but here”s a few. Snook, mangrove snapper, jacks, sea trout, sea bass, flounder, pompano, sheepshead, redfish, that should be enough to make you hungry!

3. Bottom Fishing – party boats offer a great value for reef fishing.The six and 8 mile reefs off the treasure coast are the most visited – grouper, snapper, sea bass and a variety of others make for a great meal from these bottom feeders.

4. Surf Fishing – Miles of uncrowded beaches make for fisherman’s paradise. Fish the first drop off only a few feet from the beach to catch whiting and the like or, go large and rig up for some shark fishing or, anything in between. Anything goes at the beaches.

5. Fresh Water Fishing – Fresh water is everywhere on the treasure coast. Pull of the side of the road and fish a small canal our lake or pond.large and smallmouth bass are exceptional here.Drive 30 miles west to lake okeechobee and you will find some of the best freshwater fishing in the country.

6.Spear Fishing – want even more excitement? Then gear up for a spear fishing charter from one of the three inlets along the treasure coast.(St. Lucie, Fort Pierce, and Sebastion)You must be certified to scuba dive of course.

This list doesn’t even come close to all the choices for Florida fishing on the Treasure coast. This area is still a great place to plan a fishing trip.Why do I recommend The treasure coast? Well, maybe it”s because some tines You are the only one on the beach fishing,or the only voice you can hear is your own. Might be the great Sunrises over the water. Or it could be that I live here and want to share this wonderful place. Fishing in Florida has never been better.

It is a rare day indeed when you pull up to a property for sale and think it is perfect. Every person has different tastes and these tastes are reflected in a variety of ways. While the style of home is a big issue, the landscaping for a property comes in close second. Simply put, most people prefer their own “look” and tend to form a mental vision of the home with their style of landscaping. This makes sense on many fronts, but can cause problems on others.

When we talk about landscaping for a home, we are using a broad version of the term. It can include everything from the plants used to adding decks and so on. This definition is being used because many real estate investors use landscaping as a method to flip rental properties. One of the oldest investment strategies in the book is to by a small apartment complex with no landscaping, spruce it up with landscaping, new paths and then sell it for a very nice profit. Since you will eventually be selling your home, you should take this approach as well.

When visualizing a home with your improvement ideas, the first thing to consider is whether you will be allowed to make the change you like. Many homes these days are within developments and that means rules, rules, and rules. Many developments have strict rules regarding landscaping and additions to properties such as hot tubs, decks and such. These rules all tend to go one way – you can’t do anything! Before you rush off to make an offer on a property, make absolutely sure you understand what you can and cannot change.

A classic area where landscaping also becomes an issue has to do with views. When it comes to views, it is all about creating them and getting them blocked. If you are looking at a home that would have tremendous views if you cut down those large trees in the backyard, you might be surprised to find out that local restrictions prevent you from doing so. Obviously, you want to know this before buying. On the flip side, the fact a home has a view today does not necessarily mean it will next year. You need to ascertain if the properties between you and the view have the right to build vertically. Nothing kills the equity in a home more than buying when you have a view and then trying to sell when you don’t.

At the end of the day, it is important to evaluate the potential of homes you are considering buying. That being said, it is also important to understand how much you can and cannot change them.

30 Client Referrals or More — How to Get Them

Do you get all of the referrals you want?

Most professionals don’t because they’re afraid. Afraid they’ll hurt their client relationships. Afraid they won’t cultivate any new business. Or afraid they’ll appear cheap or salesy.

It’s an imagined psychological line in the sand you’re afraid of crossing with people. It’s in a concept I teach called “D.V.”, or Damage Verge. You’re frightened that by bringing up the word “referrals” you’ll push your clients, cross that line, and create damage.

Let me give you an example.

Of 5,200 investment and insurance professionals surveyed earlier this year by my firm Strategic Impact!, an overwhelming 79 percent said they rely on referrals as their primary source of new business. Eighty-three percent of those professionals had at least 100 clients. Yet the median number of referrals they received from their clients over a 12-month period was just 6 to 12! That means that, on average, only about 10% of their clients were generating referrals. That’s horrible! And being passive causes it.

If clients are your best source of new business then the figure indicates a tremendous problem. The question is why? My answer is Damage Verge: A psychological barrier where you imagine the worst possible thing will happen if you ask a client for a referral.

Before you can even think about how to bring the subject up, your brain kicks into warp speed and says, “I can’t ask them for a referral; they might get mad at me. . . feel upset. . . be uncomfortable. . . [insert your excuse here]. . . or worst yet, they’ll just say, ‘No!’”

What I’m referring to is nothing more than your conscious mind gets into the act, and you wrongly start envisioning that worst-case scenario coming to life. You see yourself offending someone, being presumptuous, asking the wrong way, feeling embarrassed, and finally ruining a prized relationship.

Four ways to break through

1. Be more in tune to your client’s communication style. The Damage Verge is different for every client and customer, depending on that person’s communication style. Still other clients get instantly turned off, regardless of what you try to discuss with them. Understanding your clients’ varying styles of communication and receptiveness to your goal of building more business will go a long way in cultivating referrals.

2. Know how to ‘ask’ for referrals. Nothing evokes more fear in professionals than the thought of sitting down with a client and “asking them” for referrals. So don’t! That’s right–don’t ask for referrals. Focus on earning personal introductions from clients. The key is that you must test and confirm with every client that they are finding value in you and your work. Use a monthly meeting, lunch, or quarterly review to touch base. I ask one simple, very powerful question: “Mrs. Client, tell me: How am I doing in my relationship with you?” The answer allows the referral door to swing wide open–or temporarily close tight. Either way, you’ve got a much better read on the relationship.

3. Practice with your C-level clients, and then move up. Practice on relationships where the stakes aren’t so high. Take some of the pressure off yourself by building self-confidence and enthusiasm–and seeing results–with B-level and C-level clients. It’s highly unlikely that you would ever offend someone who has confirmed your value. But, if you do upset someone, let it be a C-level client that wouldn’t be irreplaceable if they should take their business elsewhere.

4. Give clients a reason to share you with others. I believe in the 80/20 Rule when it comes to client referrals. It says that 80 percent of your clients utilize only about 20 percent of the services you have to offer. One way to counter this is by bundling current services as “value-added” extras–this shows appreciation for your current client relationship while simultaneously giving your clients more reason to suggest your services to others. Remember, you want to introduce the subject of referrals with your clients without adversely affecting the relationship at all. You want to get near their damage verge, but you must never cross it. It’s like stepping near thin ice–without ever falling through. Stay in the area where the relationship provides enough support for what you’re saying–and don’t overload it.

How to Find the Best Motivated Seller Leads

I’ve made the most money per deal when I found properties in specific targeted areas. You must understand that it’s the situation surrounding the house that makes them the best motivated seller leads and allows us to purchase them at wholesale prices (50%+ below market value).

So we have to find areas of town where the income levels are those that would be most likely to have distress circumstances around them. Don’t get me wrong all segments of society have problems it’s just that some are more likely to have them, and more of them.

Another way to identify these areas; they have predominantly minority population. These areas comprise of blue collar workers or those with high school level education and maybe even some post high school education. Now this is often referred to as “The Hood”. These are the areas that have hundreds and hundreds of motivated seller leads. Nothing is wrong with “The Hood” we like “The Hood” we just don’t’ want to be in “The War Zone”. “The War Zone” is where illegal activity is conducted in broad daylight. I would say that you want to stay away from this area until you get much more experience at wholesale.

Don’t start in these areas it can be far too dangerous.

Now with that being said I want you to locate and make a list of areas/neighborhoods that are classified as low to low-middle class areas. Remember No “War Zones”.

Now that you’ve made a list of these areas you will need a map book. A map book is a book with every street in the city. Check you major book stores for them. Or ask a realtor if your city has one, they would usually know. If no such book exists get a regular fold up map of the city.

Get a map book and make copies of the identified targeted areas. Highlight the bordering street in which these houses are most prominent. Once you get that book make a copy of the pages for the areas that you have identified. What we are going to do is as you drive down each street I want you to take your pencil and draw a line over the street that you drive down. As you do this for months to come, this will keep you from driving down the same street unknowingly and wasting a lot of time.

Now drive through each area and make a list of all the properties that are vacant or have obvious signs of neglect. Now you have a list of the best motivated seller leads in your city. In my training program you will learn how to find thousands of these types of houses and how to turn them into cash.

Remember what a War Zone is? Eliminate all War Zone areas. Period!
